The average sale price of 6 apartment complexes in Seocho-gu, Seoul sold by the Seoul Housing and Urban Corporation (SH Corporation) was found to be 11,458,000 won per pyeong. These apartments were sold at about 60% cheaper than the apartments in Gangbuk, Seoul (Hanwha Forenamia) that are being sold, but SH Corporation made hundreds of billions of won in sales.

SH Corporation President Kim Heon-dong held a press conference at a park near Shinwon-dong, Seocho-gu, Seoul on the 31st and disclosed the sale price of 6 complexes (1,2,3,4,5,7) in the Gangnam Naegok district sold by SH Corporation. These complexes, promoted as a pilot project for Bogeumjari, were sold in 2014 and moved in in 2016.

The sale price of apartments in the Segok district, which SH Corporation announced on the same day, was 9592,000 to 14,678,000 won per pyeong. By complex, Segok Complex 1 cost 10,411,000 won per pyeong, Complex 2 9592,000 won, Complex 3 9896,000 won, Complex 5 11,088,000 won, Complex 6 13.08 million won, and Complex 7 14,678,000 won. The average sale price of 6 Gangnam complexes was 11.45 million won per pyeong, which is 340 million won when converted to 30 pyeong.

The corporation sold these apartments for 11,68 million won to 15.14 million won per pyeong. The average construction cost of the six complexes in the Segok district was 1959,000 won per square meter. However, the construction cost of Hanwha Forenamia (84ใŽกA) was set at 6,69,583 won per square meter, which is 4.67 million won higher than the average construction cost in the Segok district. This is much higher than the basic construction cost set by the government (1829,000 won per square meter).

Apartment housing cost is also three times higher in Hanwha Forenamia (6.67,428 won per square meter) than in Segok (1.57,000 won). Although the price is difficult to comprehend even considering the rise in inflation and labor costs, the details of the sale price of Hanwha Forenamia are not disclosed as they are treated as โ€˜trade secretsโ€™.

Although it was sold at a much lower price than the Gangbuk apartment, SH Corporation made a huge sale profit. SH Corporation made 288.2 billion won in sales through the sale of apartments in six Segok complexes. Looking at the pre-sale yield by complex, Segok Complex 1 had the highest rate of sale at 31.3%, followed by complex 3 24.1%, complex 5 21.1%, and complex 2 17.9%.

After Kim Heon-dong took office, SH Corporation has been disclosing the cost of apartment sales in the Ogeum district, Hangdong district, and Segok district in Guro-gu.

Kim Heon-dong, president of SH Corporation, said, โ€œOnly the Magok district, the largest of the major complexes sold in the past, remains. We hope that it will spread and help stabilize real estate prices,โ€ he said.
